Marketing

The company will handle all marketing of the property. We have several options available for the marketing of a certain property. These are such things as floor plans, signs, advertising and referrals. A complete marketing plan can be produced depending on the requirements of the Owner. It is our thinking that the Owner should go through this process with us for two reasons: - It is our thinking that big or small, every building should have some type of marketing plan. - It is a good idea to have discussed the budget requirements we require, and the budget the Owner wants us to work within.

Leasing Services

The company will provide all leasing and rental agent services to rent and show all units. We will have each interested applicant complete a rental application and check all references and past landlord for the tenants past rental record.

All applicants will be checked through the credit bureau for their credit history. If the applicant is successful in obtaining the rental unit, the tenant will sign a one-year Lease. Copies of the lease will be given to the tenant as required by the Act.

If the tenant has been good, at renewal of the lease we will try to get the tenant to re-sign for an additional year. Tenants do not have to sign for another year, they have the option to go month.

Discipline

All discipline requirements will be handles by us in a fair and efficient manner. We will keep tabs on each property for any problems, which require our input. It is our intention to keep all properties running in a happy and safe environment.

If it is required to attend the Rental Housing Tribunal for any matter, we will attend the hearings on your behalf. All outcomes from this procedure will be sent to you as notification as required.

Inspections

Inspections of the property will be done on a regular basis to check on the condition of the property for any deficiencies on or in the building. Notes will be taken to identify any conditions present which need attention and then be taken care of in a timely fashion which is suitable for the noted deficiency.

Move out/ Move in – Inspections will be made with each tenant to access any damages done to the unit and to check on the general condition of the unit. All problems will be identified and a plan of repair implemented so the new tenant will be aware of what corrective action will be taken.

Key Services

We will require and retain for our purposes, keys for all units, which will be kept in a secure place. Access to these keys will be limited to members of our staff only and used solely for the authorized access to the units, or in case of emergency.
