Minor Repairs
All minor repairs will be handled by us using in house staff or will be subcontracted out to contractors in their area of expertise. All materials used will be of good quality and be installed in a professional manner. All repairs will be timely, and we will try to accommodate the tenants time frames if they want to be present. House Rate will be $ 35.00 Hr.
Major Repairs/ Capital Cost
We will handle all major repairs by using qualified contractors. All major repairs will be tendered out to the construction industry, by either tender call or by invitation. We will review all tenders for correct materials, experience requirements, price and references and award the contract to the successful company. We will then inspect all work for quality and completion as per the tender. Rates as per invoice.
Preventative Maintenance
Preventative Maintenance can/will be done on all buildings by in house staff. Preventative
Maintenance is an important issue, which needs to be a regular fixture in the general upkeep on the property. A regular maintenance schedule will be done for each property to keep the building in a state of good repair. A regular maintenance schedule will be done on a 3-month basis based on the time of year.
Regular maintenance to include cleaning of eavestroughs, oiling of boiler pumps, fan motors, changing air filters, caulking of windows etc. A good maintenance plan will eliminate costly repairs down the road as a result of poor maintenance. As the saying goes “ You can repair me now or replace me later.” Rates to be discussed.
Landscape Services
We can provide Landscape services for all properties. This would include grass cutting, Pruning, weed control, aeration etc. Rates to be discussed
Snowplowing Services
We can provide Snowplowing services. Rates to be discussed.
Cleaning Services
We can provide cleaning services for the building. Rates to be discussed
